Do we have a Practical Completion checklist?

We do not use a ‘practical completion checklist’ as we believe this can lead to focusing too much of a box ticking exercise instead of meticulously going through the home. We take the time required to inspect every inch of the home , paying close attention to the details and providing the highest level of service. If we used a practical completion checklist we would just be focused on going through that and may not notice other defects that are outside of the checklist parameters.

After your practical completion inspection, we will email you a comprehensive report by the end of the day.The report will outline the work that has been assessed and outline any defects or BCA Non Compliance items detected, which you can then raise with your builder for rectification prior to signing off on the building’s completion.

You would usually have a second opportunity to review the property, once the builder claims to have rectified the defects that were noted during the Practical Completion Inspection, this is usually referred to as ‘handover’. If you are not comfortable with what the builder has done or how they have handled this process, you may choose to engage us for another inspection to verify that the remedial works have been completed correctly.

After the requirements of the practical completion stage are satisfied, you will sign a Certificate of Practical Completion and enter the defect liability period, during which time many building contracts will recognise your contractual right to have defects rectified.

A Practical Completion Inspection is completed very close to the end of the build and is the first step towards your home being completed and getting your keys! Although this is a very exciting stage of construction, you won’t want to forget about significant defects being noted and rectified.

This includes the floor, internal & external walls, ceilings, cornices, doors, windows, garage, fences, roof frame and the list goes on and on. This is usually a very detailed inspection and report which raises the bar and ensures your home is structurally sound and has a high quality of finish. It is common to refer to the last 5% of the build as the most important as this is what you as the owner will be living with.
