Rest Easy Knowing Your Home is in Good Hands with a Construction Progress Inspection

Building or Renovating Your Home: The Importance of Independent Construction Progress Inspections

Building or renovating your home requires a significant amount of trust in your builder throughout the entire process. With varying levels of knowledge about the construction industry, it can be challenging to ensure that everything is progressing as it should. This is where independent construction progress inspections come into play.

At Authority Building Inspections, we conduct independent construction progress inspections at crucial stages of the building process. These inspections provide you with the opportunity to engage an independent consultant who thoroughly reviews the construction, identifies potential issues, and ensures the work complies with relevant Australian Standards and the National Construction Code. Waiting until the final inspection or until problems arise can be risky and costly. Identifying issues early allows for easier rectification, saving time and money.

During the inspection, one of our qualified and experienced building inspectors will review all work done with reference to your home’s approved drawings, building guidelines, and Australian Standards. Following the inspection, you’ll receive a comprehensive construction progress report via email, detailing any issues that need addressing. If you have questions about the report or need further clarification, a consultation with your inspector is available. This process aims to give you a thorough understanding of any issues before they escalate or lead to disputes.

Most builders are accustomed to construction progress inspections, as they help avoid disputes, delays, and costly remedial work by identifying significant defects early. Once issues are identified, builders typically rectify them promptly, preventing the hassle of correcting poor workmanship after construction completion.

Choosing experienced inspectors is crucial to ensure thorough building inspections and satisfactory construction work. Authority Building Inspections, a family-owned and operated company, has been providing independent building and pest inspections in Melbourne since 2007. Our team of dedicated building inspectors is committed to delivering industry-leading construction progress inspections, giving you peace of mind.

Don’t wait to have a qualified set of eyes review your building work. Whether it’s minor defects, hidden problems, or quality and compliance issues, construction progress inspections can save you from future headaches. Contact Authority Building Inspections today for a comprehensive inspection.

Risks of Termite Activity

If you miss the signs of termites or any other timber pests, the damage can be severe, and repairs are costly. In addition, most home, contents, and building insurance may not cover termite damage repair. That’s why getting ahead of the issue with regular Timber Pest Inspections may save you money in the long run.

Pest inspectors can check your home for signs of timber pest activity and prepare a management plan to protect you from future attacks.

Termite Inspection Report

During your inspection, we’ll send a dedicated pest control operator to check out your new home and identify any visible evidence of termites present. Within 24 hours, we’ll send you a comprehensive pest inspection report detailing the areas we’ve inspected.

At Authority Building Inspections, we’re the pest control experts, providing various pest control services to help protect your home. You can feel confident that your new home is safe from termite infestation.

Frequently Asked Timber Pest Inspection Questions

What is involved in a Timber Pest Inspection?

A Timber Pest Inspection involves a detailed visual inspection of a property to identify any current or potential issues with pests that affect timber. These include termites, wood borers, and fungal decay. Pest inspectors will check all accessible areas of the property for signs of infestation or damage, including the roof space and any subfloor areas, as well as the interior and exterior of the building.

A timber pest inspection is crucial before purchasing a property for several reasons:

  1. Identification of Timber Pests: This inspection helps identify the presence of timber pests such as termites, wood borers, and fungal decay. These pests can cause significant damage to the structural integrity of a property, which can be expensive to repair.
  2. Assessment of Damage: If timber pests are present, the inspection provides an assessment of the extent of the damage. Knowing the extent of the damage can help in making an informed decision about the purchase and potential repair costs.
  3. Cost Estimation for Repairs: Identifying and quantifying any damage allows potential buyers to estimate the cost of repairs. This information can be used to negotiate the purchase price or to decide if the property is worth the investment.
  4. Prevention of Future Infestations: The inspection can also identify areas of the property that are vulnerable to future infestations. Recommendations can be made for preventive measures, such as treating the soil, improving ventilation, or removing conducive conditions like wood debris.
  5. Legal and Insurance Considerations: Some regions require a timber pest inspection report as part of the legal process of purchasing a property. Additionally, insurance companies may require a pest inspection report before providing coverage, especially for structural insurance.
  6. Peace of Mind: For buyers, knowing that a property has been thoroughly inspected for timber pests provides peace of mind. It ensures that there are no hidden surprises that could lead to costly repairs or devaluation of the property in the future.

In summary, a timber pest inspection is a vital step in the property buying process, providing essential information about the condition of the property and helping buyers make informed decisions.

If timber pests are found during a timber pest inspection, several steps typically follow:

  1. Detailed Report: The inspector will provide a detailed report outlining the findings. This report will include the types of pests detected, the extent of the infestation, and the areas of the property affected. The report may also document any existing damage and potential risks.

  2. Assessment of Damage: The report will assess the extent of the damage caused by the pests. This may include structural damage, cosmetic damage, or potential long-term issues that could arise if the infestation is not treated.

  3. Recommendations for Treatment: The inspector will usually provide recommendations for treatment or remediation. This might involve pest control measures to eradicate the pests, such as chemical treatments, baiting systems, or physical barriers. Additionally, the inspector may suggest repairs or replacements of damaged timber.

  4. Cost Estimation: Based on the inspection findings and the recommended treatments, a cost estimate for the necessary repairs and pest control measures can be provided. This estimate helps the buyer understand the financial implications of the infestation.

  5. Negotiation with the Seller: If pests are found, the buyer may choose to negotiate with the seller. This could involve asking the seller to lower the purchase price, cover the cost of pest treatment and repairs, or address the infestation before the sale is finalized.

  6. Decision-Making: Armed with the inspection report and cost estimates, the buyer can make an informed decision. They may decide to proceed with the purchase, renegotiate terms, or withdraw from the transaction altogether.

  7. Preventive Measures: If the buyer decides to proceed with the purchase, they may also consider implementing preventive measures to protect the property from future infestations. This can include ongoing pest management services and regular inspections.

In summary, finding timber pests during an inspection doesn’t necessarily mean the end of a property transaction, but it does require careful consideration and potentially renegotiation. The key is to fully understand the extent of the issue and the costs involved in addressing it.

About to Take Handover? Make Sure You’re Ready to Go with a Practical Completion Inspection

If you’ve just finished building a new home, you want to feel confident that it’s safe to move into. A practical completion inspection is a vital part of the construction and building process that will allow you to move into your new home with confidence. During the inspection, our highly-skilled building inspectors will conduct a review of all the construction work and do an extensive check to ensure the home building process has been appropriately undertaken.

Once the inspection has been completed, we will email you a comprehensive report within 24 hours (usually the same day). The detailed report will describe all of the building work that has been checked over and outline any minor defects or building code compliance issues that need to be addressed with your builder, such as issues with window glass, cupboard doors, power points, hot and cold water, or most importantly, the structure of the home in general. If you have any further questions about your inspection report or want to discuss anything with your inspector, they will also be available for phone consultation after the inspection.

While you may trust and have a good relationship with your builder or building company, a thorough inspection by an independent building inspector before the end of the building contract is a crucial part of the process. This helps in making sure all work satisfies the relevant Australian Standards and National Construction Code, ensuring safety for you and your family when you move into your new home.

Less experienced inspectors may not be equipped to perform thorough building inspections or ensure that construction work has been undertaken in a satisfactory manner. That’s why it’s important to work with the experts when it comes to a practical completion inspection. Authority Building Inspections is a family-owned and operated company that has been providing independent building inspections and pest inspections from a Melbourne base since 2007, backed by a wealth of industry experience. Our entire team of Melbourne building inspectors is customer-focused and strives to ensure they provide industry-leading practical completion inspections. Frequently Asked Timber Practical Completion Inspection Questions

What is a Practical Completion Inspection?

A Practical Completion Inspection is completed very close to the end of the build and is the first step towards your home being completed and getting your keys! Although this is a very exciting stage of construction, you won’t want to forget about significant defects being noted and rectified. During our Practical Completion Inspection, we go through the home with a fine toothed comb to review all of the visible building elements on the interior and exterior of the home. This includes the floor, internal & external walls, ceilings, cornices, doors, windows, garage, fences, roof frame and the list goes on and on. This is usually a very detailed inspection and report which raises the bar and ensures your home is structurally sound and has a high quality of finish. It is common to refer to the last 5% of the build as the most important as this is what you as the owner will be living with.

We do not use a ‘practical completion checklist’ as we believe this can lead to focusing too much of a box ticking exercise instead of meticulously going through the home. We take the time required to inspect every inch of the home , paying close attention to the details and providing the highest level of service. If we used a practical completion checklist we would just be focused on going through that and may not notice other defects that are outside of the checklist parameters.

After your practical completion inspection, we will email you a comprehensive report by the end of the day. . The report will outline the work that has been assessed and outline any defects or BCA Non Compliance items detected, which you can then raise with your builder for rectification prior to signing off on the building’s completion.

You would usually have a second opportunity to review the property, once the builder claims to have rectified the defects that were noted during the Practical Completion Inspection, this is usually referred to as ‘handover’. If you are not comfortable with what the builder has done or how they have handled this process, you may choose to engage us for another inspection to verify that the remedial works have been completed correctly.

After the requirements of the practical completion stage are satisfied, you will sign a Certificate of Practical Completion and enter the defect liability period, during which time many building contracts will recognise your contractual right to have defects rectified.
